Kales Building LLC is a partnership of the principals of Mansur Real Estate Services, Inc., headed by W. Robert Bates, and by Tony Ferlito of Ferlito Construction Company. This project completed the renovation of the 142,832 square foot, 18-story Kales Building designed by Albert Kahn, providing 117 luxury apartments and first floor commercial space. The building is located on West Adams in the downtown core area known as the Stadium/Theater District. A total of 190 underground parking spaces with access via a private secure underground tunnel installed by the developers under Adams Avenue are provided in the nearby Grand Circus Park Garage.
Working with the project’s experienced developers and the City of Detroit, Kales Building LLC utilized Real Estate financing from both the Lower Woodward Housing Fund and the Detroit Investment Fund to complete the Kales Building project. Additional financing was provided by the Detroit Economic Growth Corp., MuniMae Midland, Federal and State Historic Tax credits, Michigan Business Credits and developer equity.
The project was completed in March of 2005. The reuse of the Kales Building represents a project that has been a catalyst for additional adaptive reuse projects both in the immediate project area and Detroit’s greater Central Business District. Being lit at night, Kahn’s gem once again shines on Grand Circus Park.
